The formula this calculator uses:
- Start with the sale price
- Subtract mortgage & lien payoff (first mortgage, plus any 2nd/HELOC/lien)
- Subtract the real estate commission (rate × price)
- Subtract seller-paid closing costs — title/escrow, transfer taxes, recording, attorney fees where applicable
- Subtract the seller's prorated property taxes & HOA
- Subtract any concessions or credits to the buyer

Why the highest offer doesn't always net the most
Concessions and credits come straight off the net. An offer with a higher headline price but a large closing-cost credit can leave the seller with less than a lower, cleaner offer. That's why sellers should compare offers on net-to-seller, not price — the same logic that governs handling multiple offers on a house and running a highest and best offer process.
